Rental Marketing & Leasing
Vacancy costs money. We market available properties across major rental platforms, coordinate inquiries and showings, process applications, screen tenants, prepare leases, and coordinate move-in.
Rent Collection
Tenants have convenient electronic payment options through our property management software, including automatic payment capabilities. We monitor rent collection and address delinquencies promptly in accordance with the lease and applicable requirements.
Property Inspections
We conduct two semiannual property inspections each year, along with move-in and move-out inspections and additional inspections when circumstances warrant them. Reports are documented electronically and generally available through the owner’s portal within 72 hours.
Comprehensive Tenant Screening
We use established screening criteria and a consistent application process to evaluate prospective tenants while complying with applicable Fair Housing requirements. Our objective is to identify qualified applicants who meet our rental criteria and help reduce unnecessary risk.
Maintenance Coordination
We coordinate routine maintenance, necessary repairs, and emergency issues using a network of dependable service providers and professional resources while keeping owners informed.
Lease Enforcement
We use professional New Mexico lease agreements and consistently enforce agreed terms, including rent obligations, property care, authorized occupants, pets, notices, and other responsibilities.
Owner Communication & Online Access
Owners have convenient access to important property information, financial reporting, inspection documentation, and records through their owner portal—backed by an experienced local team they can actually talk to.

We utilize Buildium Property Management Software. It is a one stop shop for all documents related to your rental such as management contracts, leases, monthly owner statements, and monthly invoices. Owners can sign in with the app or on a web browser, submit a request, update their contact info/mailing address, pull up a document all in one easy place.
